Site assessment and design consultation.

We walk your property with the architect, assess the addition location and configuration options, and discuss zoning setback constraints, HOA restrictions, and neighborhood character.

Architectural design and structural engineering.

The architect produces design drawings; the structural engineer stamps the structural plans. We submit for building permits and zoning approval.

Pre-construction planning and material ordering.

We coordinate all subcontractor schedules and order any specialty materials (matching stone, brick, or siding) with appropriate lead times.

Foundation and framing.

We excavate and pour the foundation, frame the addition structure, and connect to the existing structure per the engineered drawings. Roofing and weatherproofing complete before interior work begins.

Rough-in and finish work.

Plumbing, electrical, and HVAC extended into the new space, followed by insulation, drywall, flooring, millwork, painting, and fixtures — finished to match the existing home throughout.

Home addition costs vary significantly by type, size, and finish level. A modest first-floor rear extension of 300–400 sq ft with standard finishes typically runs $150,000–$200,000. A larger first-floor addition of 600+ sq ft with high-end finishes — or any second-story addition — typically runs $200,000–$400,000+. The per-square-foot cost of an addition is always higher than new construction because of the complexity of connecting to an existing structure.
How long does it take to build a home addition?

Do you match the existing exterior — stone, brick, or siding?
Matching exterior materials is one of the most important and challenging aspects of addition work on the Main Line. For stone homes, we source matching fieldstone or cut stone from quarries used by the original builder, or from regional suppliers who can match the coursing and color. For brick, we source reclaimed or contemporary brick to match the existing. We do not take shortcuts here — the visible connection between old and new construction is where additions succeed or fail aesthetically.
What zoning approvals do we need for a home addition?
Zoning requirements vary by municipality and lot. All additions require building permits. Additions that expand beyond current setback lines or exceed allowable lot coverage require a variance from the zoning hearing board — a process we have navigated many times in Lower Merion, Radnor, and Tredyffrin townships. We assess zoning constraints during the initial consultation and advise on whether variance applications will be needed.
