Our restoration process begins with a floor assessment: we check for structural damage, significant cupping or crowning, nail pops, and squeaks that should be addressed before sanding. Squeaky floors often indicate loose subfloor panels or joists — problems best addressed from above during the sanding phase, when the floor is disrupted anyway, rather than from below after the floors are refinished.

How We Approach Floor Restoration

For finish selection, we offer oil-based and water-based options with different performance and aesthetic characteristics. Oil-based polyurethane is more durable and amber-tones the floor slightly over time — the traditional look of older Main Line homes. Water-based finishes dry faster, stay clearer, and are lower-VOC. We work with you to select the finish sheen and tone, and can apply stain to change the color before finishing. Many clients in Narberth Victorian homes choose a medium walnut stain to deepen the original pine floors.

We also install new hardwood floors in additions, renovated spaces, and rooms being updated from carpet or tile. We match existing floors by species, width, and stain whenever possible so that the new and old blend seamlessly across thresholds. For herringbone and parquet patterns, diagonal installations, and other complex layouts, our crew has the experience to execute the layout geometry correctly.

Floor assessment.

We walk every room, check for structural issues, identify squeaks and nail pops, and assess the existing finish and thickness to determine how many sanding passes the floor can safely take.

Preparation and repairs.

We nail down loose boards, remove carpet staples and adhesive residue, countersink any protruding nails, and address squeaky floorboards from above where accessible.

Sanding sequence.

Drum sander, edge sander, and random-orbital finish sanding in sequence, finishing with 80-grit or higher screens to prepare for stain or finish application.

Stain application (if selected).

We apply stain in the selected tone, allow full penetration and dry time, and verify the color match to your sample board.

Finish coats.

We apply two to three coats of your selected finish, screening lightly between coats. Final coat is applied without sanding for a clean topcoat.

How many times can original hardwood floors be sanded?
Most 3/4-inch original hardwood floors can be sanded 3–5 times over their lifetime, depending on how aggressively each previous sanding was done. We check the remaining thickness above the tongue before committing to a full sand. Floors with fewer than 1/8 inch above the tongue are candidates for a screen-and-recoat rather than a full sand. We will tell you honestly what the floor can and cannot support.
How long does floor refinishing take, and do we need to move out?
A whole-home hardwood refinishing project for a 2,500 sq ft home typically takes 3–5 working days: 1–2 days of sanding, 1 day of stain (if applicable), and 1–2 days of finish coats with dry time between. Water-based finishes allow re-entry in 24 hours; oil-based finishes typically require 48–72 hours before light foot traffic. We work room by room where possible so you can maintain access to parts of the home. Most clients stay in place.
Can you match new hardwood to our existing floors in the addition?
We can get very close in most cases. The best match requires the same species (red oak vs. white oak matters), similar grain pattern (select, #1 common, character), matching width, and matching stain. We apply stain samples to both the existing and new floors before committing to a color. Old-growth floors will never perfectly match new lumber under a microscope, but with the right species and stain, the transition reads as intentional rather than mismatched.
