The exterior of a Main Line home is both its face to the neighborhood and its first line of defense against the region's challenging climate — humid summers, hard winters, and the freeze-thaw cycles that punish inadequate waterproofing and poorly installed exterior materials. MM Home Improvements approaches exterior renovation with the same architectural sensitivity and craftsmanship precision we bring to interior work.

Siding replacement on pre-war Main Line homes requires careful attention to the original exterior material and the home's architectural character. Many homes in Bryn Mawr, Ardmore, and Narberth have original wood siding with profiles — Channel Rustic, Dolly Varden, colonial bevel — that are worth matching rather than converting to vinyl or fiber cement that reads as anachronistic on a 1920s Victorian. We source appropriate materials and install them correctly: proper weather barrier, flashing at windows and penetrations, and sealed joints that will last.

How We Approach Exterior Renovation

Deck and porch construction is one of the most requested exterior projects in the area. Main Line homeowners are investing in outdoor living spaces that extend the usability of their homes into the mild shoulder seasons. We build decks in pressure-treated lumber, composites (Trex and TimberTech), and hardwoods (Ipe and Cumaru) with proper ledger attachment, post footings below frost depth, and railing systems that meet current code requirements.

Window replacement on older Main Line homes is both an energy improvement and an aesthetic decision. We specify double-pane windows with appropriate simulated divided lights (SDL) or true divided lights for homes where the original window character matters — not the builder-grade picture windows that look out of place on a 1930s colonial. We install with proper flashing, interior trim to match existing casings, and exterior trim to match the existing head and sill profiles.

Our Exterior Renovation Process

How It Works

1

Exterior assessment and design consultation.

We evaluate the existing condition, identify water infiltration points, and discuss material and design options in the context of your home's architecture.

2

Material specification and permitting.

We specify materials, produce permit drawings where required, and file permit applications. We place material orders with lead times in mind.

3

Preparation and demolition.

We remove existing siding, trim, or deck structure, assess the underlying condition, and address any water damage or structural issues before installing new materials.

4

Installation.

New materials installed in the correct sequence: weather barrier first, then flashing at all penetrations, then siding or cladding, then trim. Every joint is sealed against water infiltration.

5

Final inspection and touchup.

We walk the exterior with you, address any observations, and prepare a punch list for painting if applicable.

Frequently Asked Questions

Should we replace wood siding with fiber cement or vinyl?
For pre-war Main Line homes, we generally recommend against vinyl siding — the material does not replicate the profiles and depth of original wood siding, and it reads as incongruous on historic properties. Fiber cement (James Hardie) is a better choice where durability is prioritized over authenticity. In many cases, well-maintained wood siding that is scraped, primed, and repainted on a regular schedule will outlast fiber cement. We assess your specific situation and provide an honest recommendation.
What permits do exterior renovations require on the Main Line?
In Lower Merion Township, Radnor Township, and most Main Line municipalities, deck construction, structural additions, and window replacements require building permits. Painting and most siding-in-kind replacement projects do not. Historic district properties — particularly in Bryn Mawr and Ardmore's historically designated areas — may require HAWP (Historic Architectural Works Permit) review for exterior changes. We assess permit requirements during the initial consultation and handle all permit applications.
What is the best decking material for Main Line conditions?
For Main Line conditions — wet springs, humid summers, and freeze-thaw winters — we recommend composite decking (Trex or TimberTech) for low-maintenance performance, or Ipe hardwood for clients who want a premium natural material with exceptional durability. Pressure-treated pine is the most economical option and performs well with proper spacing for drainage and regular cleaning. We do not recommend cedar or pine for exposed deck surfaces in this climate without commitment to annual maintenance.
